Owner-Agent-Buyer (Agency theory)

okeh.. ni plak kisah saya nak beli umah sub-sale dekat johor...


nowdays sume housing area ialah gated n guarded so bila pusing2 nak cari umah kosong mmg susah sebab takle masuk ronda2.. so, ape kami buat stiap hari stat bukan 9 ktorg surf mudah.my n baca paper cari umah kosong n price affordable to us n tempat pon yg kami nak... so, dealla dgn agent..

ktorg tak tau pon agent ni sebenarnya memakan owner n buyer.. bila owner nak jual 200K dia cakap takkan ada org nak beli umah U.. but bila kta tanya agen "Itu rumah... berapa u nak jual?" "260K NOT negotiable!".. ha see, dia mark-up price gila2..
ada 1 lagi kisah masa tu saya kol agent..
saya: rumah yg corner tu u jual berapa?
agent: 300K
saya:bila i bole datang nak tengok rumah.i berminat!
agent: u da tengok dari internet kan? so, u just pay me 10% then I give u invoice then u bole start submit loan la!



ade ke macam tu?

owner: akak nak jual 190K .. umah akak cantik dik, akak ada maid so umah akak mmg bersih. tak macam umah sebelah! -sempat ngumpat umah sebelah akak ni
saya: kak bole kurang tak?
owner:dik, da murah da dik.. akak pon kalau jual just dapat balik duit renovate aje tau..
saya: tengok Sale n Purchase Agreement kak..
owner: akak lupe letak mana..adik nak submit loan, akak tolongla..



see.. sekali lagi aku terkena kat cni.. nak tengok S N P owner tak bagi..mst dia beli umah murah then kata uamh tu mahal...



ada plak case...

owner: akak nak juat 200K tapi agent cakap mahal sangat..then akak kol agent pura2 tanya pasal umah akak dia cakap dia juat 250K..akak geram sangat ni!!! kalau macam ni akak nak jual 400K la..biarla sapa nak beli tu padan muka!

ada gak case mcm ni okeh!!

1. kene ati2 n jgn percaya pada owner or agent 100%..u must be independent!!! -jgnla tjuk muke innoccent sangat bang oii!!
2. tengok sale n purchase agreement dulu..mana tau kot2 owner beli umah lelong ke ape ke..patu cakap dia beli mahalla apela..pigi dah!!
3. kalau bole jgn thru agent..sebab agent mst nak untung..n Owner pon nak untung., KITA? mstla nak untung jugak - so, make it simple.. owner happy, buyer happy.. kalau salah seorg tak happy..dont proceed!!
4. kalau bole try submit loan sendili w/pon agent cakap bank ni adalah panel valuer co I, so, kalau u anta kat bank ni mst value bole up to max..pk2kanla...

5.cari umah yg betol2 puaskan hati korg..jgn terburu2..n selagi tak sign ape2 agreement korg selamat!! so, hati2 okeh
6. choice is in your hand!!!
